We provide a variety of services for property owners
You can contact Fadra directly 7 days a week. Business hours for our office personnel are
Monday through Friday, 9:00 A.M. to 5:00 P.M.(PST).
24 hour emergency service for Owners and Tenants. ·
We advise you and help you get your property in rent ready condition.
We can provide estimates and assist with all vendor services, purchases and repairs. We
work with licensed companies with great service and reasonable prices.
- Rental listings include:
- Exposure on the MLS, Realtor.com, and over 15 other nationwide rental
- websites and search engines
- All listings include a minimum of 20 pictures
- Showing agents are available to show your property 7 days a week
- We provide weekly updates to keep you up to date with your property and its
- showing activity
- Process Rental Applications which may include the following:
- Prior rental verification
- Employment verification
- Credit reports
- Criminal reports
- Eviction history
- Execute Lease Agreements and move in tenants.
- We accept rent online, by mail, or in-person. All payments are accepted in certified funds. · Direct deposit (EFT) available for all owners and vendors.
- Monthly Owners Statements are provided to the owner via email or mail detailing the income, expenses, and the net payment due to the owner.
- Pay owner bills if requested (property tax, HOA, Mortgage)
- Year-end 1099 (miscellaneous) tax forms are provided.
- Online access for Owners & Tenants to view up to the minute status of their accounts and to submit maintenance or special requests.
- We attend association hearings/meetings for issues of interest/importance concerning the property. This also includes violations to the Covenants, Conditions and Restrictions (if applicable).
- Inspections -The following is a list of different types of inspections provided by the company.
- Move -in Inspections
- Semi-annual general inspections.
- Follow-up vendor services inspection.
- Move-out inspections (a very thorough inspection comparing tenant’s move-in inspection). This is crucial for assessing costs and if applicable, for use in justice court.
- Annual landlord inspection, if desired by the landlord. Please provide a minimum of 7 calendar days’ notice for best results.
- Lease renewal inspections
- We complete the eviction process which includes:
- Filing all notices
- Court appearances, when necessary
- Meet the Constable and a locksmith for lock outs
- We communicate with attorneys, collection companies and the police
- department for all police reports needed as the agent for our landlords.
